Tulsa Real Estate Still Up
I work for Chinowth and Cohen Realtors here in Tulsa and we had a sales meeting today and I wanted to share some stats with you. Despite all of the negative press the nations real estate market is getting, Tulsa is still doing strong and the company I work for has a huge role in that. It is only August and we are only 3% away from our year end goal, we are 23% ahead of last years production, the office as a whole has closed over 40 million, and our listings have an average 60 days on the market. These stats blow away what we should be doing. The media tells us that their are too many homes and not enough buyers, then where are these buyers in Tulsa coming from? Well that is actually an easy one, Tulsa hasn’t been effected like the rest of the nation, Tulsa home values continue to rise and homes are being sold.
2007 was a record year for Tulsa, and I honestly believe that we could be far above that this year if people weren’t frightened by what they saw on the news. People heard that there is a national crisis but didn’t back it up to anything. We forget that the media loves a tragedy, and when they get wind of one they will run with it for weeks until something bigger comes up, it just amazes me. It all comes down to the simple fact: don’t always believe what you hear on TV, we need to back it up with facts, call a real estate professional and get some local numbers. Numbers are what should scare people, not the six o clock news. As far as Tulsa Real Estate goes, we are good, shoot me an email and I will give you some numbers.

It’s good to hear that your market is doing well, Ben. How true that the media “loves a tragedy”. If only they and their viewers understood the metaphysical principle that whatever you focus you energy on increases.

Austin Texas is doing well also, but some buyers are still waiting for the market to hit bottom based on National News. We have had some drop in prices in the outer edges of the city, but prices are holding in the city.

It is amazing after looking at a bijillion blogs this week where everyone is saying their areas are doing well. It makes me wonder where is it so bad? California? Florida? Here in Austin, we had the best August on record in our office. I know my business remains steady and I am grateful and glad to hear yours is doing well also.

Austin is on Fuego!!! We are seeing a strong job market and my real estate investors are scrambling to buy properties at great prices. I help a lot of investors with rental properties as well as first time buyers. The media is really blowing things out of proportion. They tend to scare buyers needlessly.

Great to hear, So what are you guys doing in Tulsa that is helping you do so much better than your competition. I have to believe that your competition is basically flat right now and you guys are eating their lunches so to speak.

It really all comes down to the basics, Honestly its not that hard to be a good Realtor, but people get lazy because they are their “own boss”, so technically they don’t have to work everyday.

Out of state internet prospects arrived in the Austin area after months of waiting for their Oregon home to sell. They had narrowed their list down to two properties and one of them had been on the market about 4 months. When they arrived, both listings were under contract and we were about to write an offer on another one but the listing agent advised me that she just got a full price offer and it was now a contract. After visiting 3 builders, who had sold all their specs in the price range the week before), we finally found a builder that had one spec left in the correct price range.
After many years in the real estate business, I recognize a spurt in the market this time of year and know that a lull is coming.

I agree the news seems to be attracted to the “tragedies” instead of looking at the rest of the U.S. As I read some of the blogs around the country there seems to be lots of areas like Austin, TX that are holding their own in the economy and Real Estate Sales…it is nice to hear about the Good News for a change.

If we believe on what is shown on television, then we still are in a good position when it comes to real estate.I don’t believe in all news channel except BBC, CNN etc
